Service scheduled for Thursday March 02 at 10:00 AM. At approx. 10:00, I received a message informing me that the technician was on his way. At the very same time, I received a phone call from the office telling me that the technician was home sick and had not come to work that day. If he truly was home sick, why was I not told that at 8:00 AM so I could go about my day? Who sent me a message telling me he was on his way? The credibility of the service coordinators is not very good. Postponed service until the next day. Not impressed when it takes two days for a service call.

I always purchase the Protection Plan plus so that I’m covered each year. What is troubling me is why do the secretaries call with such enthusiasm to renew my coverage, but don’t call to schedule my allotted appointments for a checkup. When I asked them why didn’t you came me to set up my appointments, I was told they were very busy. Somehow, this doesn’t sit well with me. Very happy with the service I receive, but not so happy with the front office. About 5 years ago this was not a problem, front office always called for a schedule appointment.

Arrived to find the thermostat set for 65 in cool, reading 77, and the air handler operational. Inspected the condenser and found there was a burnt connection to the start capacitor preventing the compressor from starting. Repaired the connection, tested the start capacitor and start assist, and restarted the condenser. Tested the system operation, cleaned and flushed the drain line.
Performed system diagnostic checking all electrical components and system functions. Installed new 16 x 20 x 4“ filter, new UV bulb and new 30/5 run capacitor. Flush drain line and checked static pressure. Inspected ductwork.
Service call, program member. Findings: upon arival homeowner stated they cleared the drain and unit started working again. Does not want me to clear drain or do any other items like cleaning the coils. Also found condenser hit by tree from storm. Smashing both sides and post of condenser jacket. Bottom pan is also damaged. This condenser jacket protecting the condensing coil is touching the coil itself. With the vibration of the unit, this will eventually sand a hole in the coil, creating a refrigerant leak. Below is the cost to replace the outer jacket which will include bending out the corner of the pan, so that it fits properly. Please also keep in mind that the condensing unit has been knocked off its location and ripped apart from the tiedowns. This also would have to be reinstalled, and the copper adjusted in order for it to be back up to code. Unfortunately, I cannot bend any of the existing condensing jackets currently as it could cause or create a leak inside the coil. I
Voltage was not working when I arrived. FPL was here to restore power. Unit turned on check system operation and heating and cooling delta 20. System was not installed by us recommend maintenance once a year to keep system, clean and safe. There is no surge protection or start assist. Spoke to Barbara and she will run the estimate by the owner from the email.

Performed leak search with flair fitting at Air Handler suction line leaking. Tightened fitting and bubble tested. Charged up four lbs R410a. 24 degree delta after charge up. System operations normal.
ESA 1-2 Maintenance performed today. Checked system operations. Flushed both drain lines with green cleaner and water with vacuum. Sanitized indoor coils. UV Lamps to be replaced next visit. Replaced pan treatment’s today. Replaced both 16x20x4 & 20x20x4 air filters. Tightened electrical connections. System operations normal.
Service non maintenance member, Recommend renewing maintenance program. Last maintenance was in November 2022, within 1 year. Findings: found system low on refrigerant pulling 50/200psi No visible leak. Leak search needed to determine which part is defective and leaking. Found compressor pulling higher than normal start amps. Start assist will help take stress off unit. High start amps show weathering on compressor. Average life on a system here in FL is around 10 years, Customer got quote while working on unit told me he purchased 16 seer for 6000.00 and stated 14.3 seer can be permitted. 15 seer is SW Florida’s minimum allowed permitted.

Lightly sanitized indoor coils. Tightened electrical connections. Replaced 16x20x4 air filter. Pan Treatments help prevent drain line clogs. Freeze protection will prevent damages to your system. Adding surge protection to your outside unit will prevent damages to your AC investment. UV Lamp was last replaced March 2022, with manufacturer recommending annual replacement, the UV Lamp is still operational. System operations normal.

Arrived to find low-voltage fuse blown, replaced fuse. Unit started up continue to run checked system operation and heating and cooling down to 20. Tested float switch. Replaced float. Switch cleared and flushed. Drain line. Found thermostat wire to be as old as the home did not find any nicks or any wires shorted to ground. Ductwork is also as old as home. customer in the process of selling home, no one has been in the attic, or messing with any settings.
I got to the maintenance call and the client said she forgot to tell the person who booked call that the air handler was trying to come on but it would shut off come on and shut off. I was there on maintenance not service call. Called York to see if blower is in stock. It is in stock with the job # p.o..
Arrived to find the system was operational. Connected the computer to the condenser to determine if there were any error codes present and if the system was operating abnormally. Noticed the discharge line temperature was lower than normal and the compressor hertz was around twenty with all four units calling. Cycled the power on/off to reset the logic board, took control through the computer, and lowered the set point to 64. Inspected the indoor units while the system ran. Found the filters in all four were dirty and when removed the airflow increased out of all of them. Cleaned the filters, monitored the system while they dried and after re-installing them. The discharge line temp rose to 159.4 and the compressor hertz to 46, with an outdoor temp of 76. Took a temperature split across all indoor units: spare bedroom 73.4/46.5; bedroom 70.3/45.3; closet 70.8/48; bathroom 72.3/47.6.
Service call, program member 10 years parts/labor Upon arrival, found faulty high pressure switch. Liquid line going through walls to 3rd floor roof measures 1/4”. Manufacture requires 3/8” for liquid. The suction line is of the correct size measuring 3/4” I recommend installing surge protection to protect all these low and high volt parts n your system. Dirty power, acts of god, are to covered under warranty from manufacturer. Also as mentioned before, having a hard start kit on your machine will help protect your compressor, and prolong the life of not only the compressor, but the capacitor as well. Client is aware the home needs new ductwork and UV Lamp is overdue for replacement, client has these items on her “to-do house list”. Checked system operations. Flushed drain line with green cleaner and water. Tightened all electrical connections. Replaced 16x20x4 air filter and pan treatment with new ones. Lightly sanitized/deodorized indoor coils. UVC lamp prevents microbial growth inside of air handler, keeps system clean and in like new condition. System operations normal.
Routine maintenance. Flush drain line, clean coils, clean blower, replace UV bulb installed new pantreatment and changed out, run capacitor. We will credit the customer $142.12 on the next renewal. She does not want the plus membership. Uv bulbs must be changed annually according to manufacture specifications. This will keep microbial growth from invading the system. Drain pan treatments are recommended to keep sludge from building up in the drain line, causing the system to shut down. Run capacitors are vital to the systems operation. They must be checked regularly and replaced at first signs of malfunction. Surge protectors are not required but, highly recommended.

The freeze protector is to keep your coil from freezing up if the blower goes out the condenser still runs it will freeze the coil and cause damage to your air handler and home. Ptu Arrived to home to preform check up Customer informed me that her electric bill went up nearly 80 dollars in a month. I first started inspection at thermostat ensuring it was functional which it is somewhat buttons register the press after about 2-3 seconds. Moved to package unit to find multiple air flow problems coil looks like it has never been clean Evap and condenser. The capacitor is also out of spec along with the blower motor seemingly having intermittent problems blower cut off for about 20 seconds while unit was calling for cooling also ran for 3 minutes after the unit satisfied to set temp all off these factors are adding to the higher electric bill Explained to customer that unit is functional still but problems need to be addressed in order for the unit to preform as it should customer wanted field supervisor to provide quote for new unit in order to do a repair vs replace
Arrived to find the code F0 displayed on the indoor unit. Proceeded to check the refrigerant line connections and found a leak in the suction line connection at the air handler. Recover remaining refrigerant, re-flare the suction line connection at the condenser, pressure check, vacuumed down to 270 microns, and recharged the system with 4 pounds of refrigerant.
