Cleaned and flushed drain line, checked electrical systems, checked filters, 2 20x20x4. 2 16x20x4, 1 20x20x1. I recommended the freeze protectors so the coils dont freeze up if the blower fails and the condenser still runs it will freeze up the coil. The pan treatments are to keep the drain lines clear of algae, the Uv lights are to replace the ones you have now. Systems are working great at this time,

Arrived to find the system was operational. Mr Sailor stated that it had started cooling again shortly before arrival and that he had power cycled the condenser and that is when it restarted. Lowered the temperature on the thermostats to test. Connected the LGMV to the condenser, found the 3 ton air handler was operational and the 2 ton air handler in stand-by and the air temp reading 62.88. After six minutes the temp rise above 64 and the air handler started. Monitored the system operation and recorded the data. Contacted Tom at Lg tech support about what the system was doing. Did not find anything wrong with the system. Cleaned and flushed the drain line.

Arrive to find the four zone Fujitsu mini split system flashing codes on each indoor unit. Checked the wired controllers, had an error code of A1. Researched the error code, found it was a low pressure code. Cycled the power to the system on/off to reset the board and attempted to start the system. After the system started the liquid lines began to freeze over. Inspected the condenser and found oil residue on three of the four suction line flare nuts. Jim is sending the proposal for replacement.

Tenants put one unit in heating and another in cooling in the other room causing system to trip and give fault code outside found K2 constantly tripping bypassed search protector check system operation and heating and cooling Delta 30. Cleaned all filters clearance for drain line units are working normally at this time.

Arrived to address customers concerns customer informed me that he has had a tech come out tech diagnose something and then cut power to the unit. I started inspection at thermostat. Thermostat is throwing a fault that says system malfunction call technician dismiss this error code. Turn the thermostat down and cooling mode air handler turns on working fine. Went out to condenser to find that throwing fault of no high-voltage found disconnect off after return disconnect back on compressor turned on new condenser fan condenser is an ECM motor without a cap motor is dead. Cannot check anything else to determine full overall condition of unit without this motor running all I can do at this moment is condemn the motor and then see how the unit runs after.

Arrived to find unit not working when set to cool and set temperature below room temperature. Capacitor no longer in manufacturerspecifications. Found breaker tripped at main breaker panel. There was a power outage recently. Spoke to customer about surge protection and importance of maintenance upkeep. Customer went with all options today signed up for maintenance agreement. Installed surge protection. Cleaned and flushed line, performed maintenance inspection, unit is working normally at this time.

Performed routine maintenance on 2.5 horizontal above the ceiling. I found a weak and rushed run capacitor at the condenser. It was replaced. I also noticed the disconnect starting to rust up pretty good. Maybe we should replace it on the next visit. Installed a new 16x20x4” filter and added a pan treatment. The Uv bulb was weak and past the manufacturer recommended replacement. I installed a new bulb. I see the attic has very little insulation. I would recommend adding some blown in insulation in the future.

Service scheduled for Thursday March 02 at 10:00 AM. At approx. 10:00, I received a message informing me that the technician was on his way. At the very same time, I received a phone call from the office telling me that the technician was home sick and had not come to work that day. If he truly was home sick, why was I not told that at 8:00 AM so I could go about my day? Who sent me a message telling me he was on his way? The credibility of the service coordinators is not very good. Postponed service until the next day. Not impressed when it takes two days for a service call.
